Real-estate WhatsApp assistant: beyond a bot, an AI that takes the lead to a viewing
A rule-based WhatsApp bot runs on menus and canned replies, and stalls the moment a customer steps outside the menu. Realtiq's assistant understands what is written, asks for what is missing and carries the conversation to a viewing with real listings.

The difference between a bot and an assistant
“Real-estate WhatsApp bot” usually brings a menu to mind: “Press 1 for sale, 2 for rent.” That works as long as the customer writes the way the menu expects. But home buyers do not talk to menus; they write “Anything 2+1 in Bostanlı, close to the sea, on a quiet street?” A rule-based bot understands neither “close to the sea” nor “quiet street” in that sentence.
Realtiq is not a message autoresponder but an AI assistant that understands needs. It understands what the customer writes in natural language, asks for the missing pieces one at a time and carries the conversation to a viewing with real listings from your portfolio. Your agent only talks to customers who are ready.
How a conversation unfolds
Greeting: The customer writes to your office's number from a listing, an ad or a referral; the assistant replies within seconds.
Needs analysis: Transaction type, area, rooms and budget are collected with one question per message. The portfolio is not touched until all four are in.
Area and budget: The area is understood at neighbourhood level; the budget gets a default 10% tolerance that can be adjusted per office.
Matching: Up to 5 listings from your portfolio are sent in order of fit. When a listing falls within the tolerance, the price difference is stated openly.
Viewing: When the customer wants to see a listing, a viewing record is opened and passed to that listing's agent. The details are on the viewing scheduling page.
Nights, weekends, holidays
Buyers mostly write in the time left over from their own work — that is, outside office hours. A message left unanswered in those hours pushes the buyer to another office they wrote to at the same time. The assistant is not tied to the clock: a message at midnight and one on a holiday morning are greeted just as fast and the needs analysis begins. Why this matters so much is explained in why buyers make first contact on WhatsApp.
A protection shield in front of the assistant
Buyers are not the only ones who write to a public number. Insults, flirting, messages designed to mislead the system (prompt injection) and media files such as images, video, audio and documents are blocked before they reach the assistant; bursts of messages in a very short time are caught too. Everything blocked is collected in a separate Error Log, so your lead list stays clean. Details in how the protection shield works.
A separate agent for your ad number
Ads that promote a single listing use a separate number and a separate agent. This agent does not give the price in the first message; it learns the budget first. The budget is compared mathematically with the hidden price using the tolerance you set: if they match, the price is revealed and a day and time are discussed; if not, the conversation is closed politely but the customer is still recorded with their budget.
Number and connection
The assistant is connected to the business number your office gives to customers. The connection currently runs over WhatsApp's linked-devices feature: your phone stays with you, you keep using WhatsApp as normal and you can end the connection whenever you like. Regardless of the connection method, your number can be restricted by WhatsApp; that risk almost always comes from bulk and unsolicited messaging. Realtiq never sends anyone a first message on its own. All the details are in connecting your WhatsApp number.
Limits
Realtiq works only on WhatsApp; website chat or SMS is not on the roadmap right now. The assistant does not replace the agent: it clarifies the need, finds the right listing and hands a ready customer to the agent. Showing the property, negotiating and the relationship stay with the agent.
Frequently asked
What is the difference between a real-estate WhatsApp bot and Realtiq?
A rule-based bot works with menus and keywords and cannot move forward when a customer writes something unexpected. Realtiq understands natural language, asks for missing criteria, finds listings in your portfolio that match by meaning and opens the viewing record. The whole conversation lands in the CRM dashboard.
Can I use my own WhatsApp number?
Yes; the business number your office gives to customers is connected. The connection uses WhatsApp's linked-devices feature: your phone stays with you and you can end the connection at any time from the Linked Devices list. We do not recommend connecting a personal number.
Does the assistant send bulk messages to customers?
No. The assistant only replies to people who write to you and never sends a first message on its own. The risk of a number being restricted comes mostly from bulk and unsolicited messaging, which Realtiq does not do.
Is there website chat or SMS support?
No. Realtiq works only on WhatsApp, because in Türkiye a home buyer's first contact overwhelmingly happens there. The Live Demo on realtiq.io is only a sandbox for trying the system.
